Local specs

Nashville at a glance

  • Typical clear heights: typically 18–24 ft clear in older stock, typically 32–40 ft clear in newer buildings.
  • Local racking work mostly supports healthcare supply, food and beverage, building materials and auto parts distribution.
  • Older buildings — 1960s–1990s distribution and light-industrial buildings in MetroCenter, Cockrill Bend, Elm Hill Pike, the Airport district and Antioch — need slab thickness and reinforcement verified before specifying anchors.
  • Newer newer Class A big-box distribution buildings where Davidson County meets the I-24 and I-40 corridors frequently have post-tension slabs that require cable mapping before drilling.
  • Submit building and Nashville Fire Department Fire Marshal's Office high-piled storage reviews the same day so they run concurrently.

Local expertise

Pallet racking in Nashville, TN

Nashville sits where I-24, I-40 and I-65 converge, with CSX's Radnor Yard and BNA air cargo on top of that, which is why the metro is commonly described as being within a day's truck drive of roughly half the US population. Inside Davidson County the warehouse stock is older than the big-box buildings out on the interstates. MetroCenter, Cockrill Bend, Elm Hill Pike and the Airport district are largely 1960s-to-1990s buildings, typically 18-to-24-foot clear, with column grids and slabs that were not laid out for modern rack. Antioch, on the I-24 Southeast side, is where the county meets the region's busiest distribution corridor. The tenants are a mix: healthcare supply, food and beverage, building materials and auto parts distribution. Jurisdictionally Nashville is simpler than most metros: city and county are one consolidated Metro government, so Metro Codes reviews building permits and the Nashville Fire Department Fire Marshal's Office reviews high-piled storage, except inside the handful of satellite cities that run their own.

Nashville Industrial Districts: MetroCenter, Cockrill Bend, Elm Hill Pike, Airport and Antioch

Davidson County's warehouse districts are older, tighter and more varied than the big-box corridors around them, and each one asks something different of a rack layout.

  • MetroCenter and Cockrill Bend: older stock, typically 18–24 ft clear, close to the Cumberland River. Default: selective rack laid out to the real column grid, with slab thickness verified before anchor design rather than assumed.
  • Elm Hill Pike and the Airport district: distribution and service buildings near BNA. Air-cargo and parts operations favour selective with carton flow or shelving at the pick face over deep density systems.
  • Antioch / I-24 Southeast: the Davidson County edge of the region's largest submarket, where newer buildings run taller. Taller selective, with push-back or pallet flow lanes where velocity justifies it.
  • Healthcare supply, food and beverage, building materials: very different commodities that change the fire-code conversation. Commodity classification is settled before the rack is drawn, because it decides whether and how high-piled storage review applies.

From MetroCenter and Cockrill Bend to the Elm Hill Pike and Airport districts, permits route through the Metro Nashville Department of Codes Administration (Metro Codes). Older MetroCenter, Cockrill Bend and Elm Hill Pike buildings rarely come with slab drawings, so the slab gets cored and the real column grid surveyed before an anchor detail is issued.

Typically Seismic Design Category B or C by site class, so base plates, anchors and bracing are checked for it.

Central and Airport-district buildings often sit on cut-and-fill pads over limestone, and slabs poured in the 1960s–1990s were rarely designed with rack anchors in mind

Nashville questions

1

Do I need a permit to install pallet racking in Nashville, TN?

In most cases, yes. Because Nashville and Davidson County are one consolidated Metro government, there is no city-versus-county split to work out: Metro Codes (the Metro Nashville Department of Codes Administration) reviews the building permit and the Nashville Fire Department Fire Marshal's Office reviews high-piled combustible storage. Under IFC Chapter 32 the model-code operational permit trigger is more than 500 square feet of high-piled storage area, and we confirm the local amendment for the specific project. The exception is a parcel inside one of the satellite cities such as Goodlettsville or Berry Hill, which run their own review. We manage the permitting process from stamped drawings through issuance.

2

What ceiling heights are common in Nashville warehouses?

Inside Davidson County the older districts (MetroCenter, Cockrill Bend, Elm Hill Pike and the Airport area) are typically 18-to-24-foot clear, often with obstructed bays and irregular column grids. Newer Class A buildings out on the I-24 and I-40 corridors typically run 32-to-40-foot clear. We always spec upright height against the lowest sprinkler head and the lowest obstruction in the bay, not the structural deck.

3

Should racking be inspected after a tornado or flood in Nashville?

Yes. The March 2020 tornado cut through North Nashville, Germantown, East Nashville and Donelson, the December 2023 tornadoes hit Madison, and the May 2010 Cumberland River flood put water into buildings across the county. Wind loading on a damaged building envelope, debris impact, and water undermining a slab can all leave rack out of plumb or with loosened anchors even when nothing looks collapsed. A post-storm inspection checks plumb, beam connectors, base plates and anchors against ANSI/RMI MH16.1 before the system is reloaded.
